POLICIES & PROCEDURES

We hate it when a hotel's policies & procedures are arbitrary or confusing.  So, here are ours, in black and white:

CANCELLATION POLICY
72 hours EXCEPT for holidays.  (See below)

GROUP CANCELLATION POLICY
7 days  (A group is 3 or more rooms.)

HOLIDAY CANCELLATION POLICY
7 days

WEEKLY RENTAL CANCELLATION POLICY

7 days

MONTHLY RENTAL CANCELLATION POLICY (Winter Texans)
30 days to cancel or shorten.

RESERVATION POLICY
Valid credit card required to hold the room.  Credit card will be preauthorized for the full amount of the stay.  If there is insufficient available credit to preauthorize the stay, we cannot guarantee a reservation for you.

DEBIT CARD POLICY
We WILL accept your debit card to hold the room.  HOWEVER, understand that a debit card is NOT the same as a credit card.  When we pre-authorize your stay on your debit card, your bank will freeze that amount in your bank account.  We do NOT have it, but you don't have access to it, either. You will NOT have access to that money for a period of 7 to 10 days after you make the reservation, and only your bank can release those funds if you cancel -- not us!

HURRICANE POLICY
Reservations are "rain or shine."  HOWEVER, if an official evacuation order for the island is issued, certificates of equal value will be issued. You will still pay for your stay, but you may redeem the certificates for a future stay. 

SMOKING POLICY
All rooms are NON-smoking!  Fine for smoking in a non-smoking room: $250.  Smoking is permitted in designated areas only.  


PET POLICY
Dogs cannot be left unattended in any room, ever.  Pets are welcome in pet-friendly rooms with prior approval -- credit card required.  NO debit cards, no cash payments allowed on pet rooms.  Fine for having a pet in a no-pet room: $250.  Pet fee in a pet-friendly room: $30/night, or $100/month for monthly stays in the off-season.  Excess cleaning fees may apply for mismanaged pets. 


Special Note to Pet Owners:  Dogs are allowed in some selected rooms as a personal courtesy of the owners.   We are very pet friendly, and have NEVER had a problem with dogs.  We have, however, had occasional problems with pet owners, and that will not be tolerated.  If you are unable or unwilling to take care of your dog, or your dog causes ANY issues with our other guests, you will be evicted without refund. 

We have come very close to banning pets due to unacceptable behavior by a tiny minority of pet owners, and now have a zero tolerance policy. 

POOL POLICY
Must be 14 or accompanied by an adult to swim.  

PARTY POLICY
No parties are allowed without management approval. We are a quiet establishment. If we can hear you outside of your room, that is a "party". We will nicely ask you to be quiet once. The second time, you will be evicted, no refunds. We value our guest's right to a quiet stay above all else.

BARBECUE AREA POLICY
Our charcoal grills are for guest use only. You must be an adult to use this grill, and we expect you to clean the grill area when done.


CHECK-IN POLICY
Check in is guaranteed by 3 PM.  The lobby is open until 24x7


CHECK-OUT POLICY
Check out is 11am.  Late check out MAY be available for an added fee.
